THREE ESSENTIALS FOR SELLING YOUR HOME
From Realtor Chase Campen
My career in real estate has been extremely rewarding. I deal with a broad range of people who are executing one of the biggest transactions of their life - the sale or purchase of a home!
Every day brings a new set of challenges, opportunities and circumstances that always keeps me on my toes. But at the end of the day, the gratification of helping a buyer purchase their dream home or a seller accomplish what they wanted through selling their home, is tough to beat.
Here are a few tips that I'm always mindful of for selling a house.
1. The Price Must Be Right
Entering the market at an unrealistic price can have a negative impact on the sale of your home. If you start way too high, you can spend months "chasing down the market," and earn less than if you'd priced it accurately. So don't choose a Realtor based on the price they give you. Rather, view their data and how they came up with the price, and imagine how that person would be representing you and your family in the sale of your home.
2. Presentation is Everything
Help your home look its best before opening the door to prospective buyers. Remove any clutter or oversized furniture - anything that makes it difficult for a buyer to imagine themselves and their belongings in the home. First impressions are also huge. A fresh coat of paint on the exterior and/or some newly-planted flowers can do wonders. You don't have to reinvent the wheel, but a nice touch-up before showtime helps a great deal.
3. Watch the Market
The real estate market is fluid. Your agent should keep a watchful eye on comparable and competitive homes throughout the process. Ideally, your home will stand out compared to the competition, particularly in a slower market.
