What first attracted me to Valley Oak One was the amount of potential in the house. When I walked in the door, I immediately knew what to do.
The most important change for me was the kitchen. It had previously been four separate rooms; a kitchen, a laundry room, a maid’s bedroom, and a maid’s bath. Unfortunately, with these older homes, it’s very hard to create a "great room", which is one large family room kitchen combination. Nowadays, it's what most buyers are looking for.
I also loved the property. The front yard was not being properly utilized, so by grading, fencing, and gating it, I made it useable. Sometimes I make two or three visits to the house to understand what improvements need to be implemented. But with this particular house, I knew immediately what I should do.

I will still be nice, but from now on I will use better dicression in dealing with people. I think that I have been just a little too nice. I am now going to take my business to the next level. I can't wait to see what Jeff will be doing next.I find myself laughing out loud.Jeff is saying things and looks so serious yet he comes off very funny, All of which makes the show even better.His pets are adorable and so fun to watch.The whole thing is great.I look forward to more of this show!!!

First off,this is not an instructional show on flipping.It's more of an intimate view into someone's very troubled life.

Do you have any general rules on how you determine what sort of budget you are going to spend on a home when you purchase it? What would sort of budget would you suggest on spending on a flip in the $1,000,000 range to get a good return on an investment?
