I guess I'll start with the good part. I can't tell you how nervous I was to call Heather's mom. She's an amazing woman and I’m lucky to have her as a future mother in law. I know she was definitely surprised as I didn't give anyone a hint that I was going to propose to Heather. It's so exciting for all of us seeing the steps toward the proposal and so happy that we will have this season for the rest of our lives to look back on.

Now let's get into the sticky part. As a real estate agent in the most competitive market in the world, it's every man for himself. I think you saw a classic fault that when I lecture agents about being successful in real estate, one of the most important aspects of it, is being 24/7 and available for clients. In classic Josh Flagg fashion he was somewhere else in the world not picking up his phone or calling people back, and that's not good for business.

Another part of being a top agent is being out there and letting everyone know what you do for a living. I can't tell you how many clients I pick up at dinners and events and parties. I met Ilan at a party and he told me all about a house he was building to sell. At no point was Josh Flagg's name ever mentioned. The fact that Ilan saw what a good agent I am and asked me to list his house because I am 24/7, an expert in the area, and because I specialize in new development (not to mention went to the house every day for six months straight helping him from design to finishes) just shows that I'm the best at what I do. Plus, I brought a full asking price deal on that house, which commanded the highest price per square foot in the area. Ilan couldn't be any happier. The fact Josh Flagg felt that is was OK to go after Ilan was completely unethical. Flagg missed the boat on having Ilan as a client when he never returned his call! If that is OK, what is to stop me from approaching his clients at open houses.

There is a fine line and it was crossed. Like I said in the argument with Flagg, it's only a matter of time that Ilan sees Flagg's real work ethic and stops dealing with him. So far this year I've sold Ilan another 15M in property. . .

As far as the slap goes LOL. I'm not going to lie, that definitely caught me off guard, but I am glad to see Josh Flagg actually does have some fire inside him.
