What a great property Electra was! I only list properties I believe in, and Electra is a property I knew we could break records with on Mt. Olympus. Because I’m an expert in the area, know the off market sales, and also know what is coming to market, I was able to maximize Hal’s profit, raise the property value for the entire neighborhood, and secure Hal as a client for life!

I knew pricing Electra at $1,000/sf was ambitious, but I’m an ambitious man and I like to challenge myself.  The lease offer was completely unexpected, but I’m required by law to present all offers to my clients. When Hal rejected the offer and me, it only fueled me to sell his property even more! Who would have thought that lease offer that almost cost me my relationship with Hal would actually end up selling the house. Another great tip for agents and investors out there -- think quickly on your feet and turn every event into an opportunity. Being able to leverage the lease as a $960k signing bonus for a buyer was brilliant, that’s a huge return on anyone’s money in any type of investment. 

On to the drama. Even though Heather locked me out of the house, I couldn’t get that mad at her because she looked so damn hot! I’m a very lucky man. Trying to navigate this wedding stuff is not that easy.

And what a great transition to David and James. That Equinox video was a joke, a waste of valuable time on the market and not beneficial to their seller whatsoever. You’re selling a $48M property not a $2M house. I am all for creative marketing that targets the specific buyer, but they missed the demographic with this Equinox video. I hope their seller at least got paid $50k for this. The key with precise marketing is hitting the demo that can actually afford the product you are selling. And no one that can afford $35M plus is watching a video about Equinox memberships. I wonder if they ever will sell this place...or is this just another overpriced listing for them?
