Ryan is feeling the stress from his troublesome clients.

He has time to show them one more place before they head out of town, so it's do or die to make his commission.

Meanwhile Michael continues to give the razzle dazzle at his 11th Avenue listing.

Fredrik meets with his latest client, who has a phenomenal Chelsea place -- that is very unfortunately stuck in a bit of a design rut.

He thinks that if they foot the bill to bring in a stager, the place could sell at a much better rate.

And everyone knows nothing sells an apartment like an appropriately sized topiary tree.

Fredrik is thrilled with the stager's handiwork.

As is his client.

Michael meets with a potential client for the 100 11th Avenue listing.

But it doesn't seem like he's going to be the one to buy the unit.

Things are already tense in the car ride to the listing. To get his clients into this apartment, Ryan is going to have to amp up his soap opera charm.

Look at that point. He's trying to look his most debonair and authoritative.

Before the open house, Fredrik let's some French clients (or their proxy agents) sneak into video tape the space.

Ryan calls in a designer, so his clients can get a grasp on how lovely the space would look with a little work.

And it works! They're sold on the possibilities.

Fredrik meets with the French folks who previewed the listing, and tries to negotiate them up to a price that's worth cancelling the open house for.

And we have a deal!

Fredrik's found the perfect place for his client to move into now that his house is sold -- Michael's 100 11th Avenue listing.

And his client likes what he sees.

Micheal meets with a psychic, who informs him he only has say eight or nine good years left. He was also a Japanese woman in a previous life.

Michael shows the unit off to Fredrik and the two manage to get along (mostly) for the sake of the deal.

Lorber in his natural habitat, waiting to make a deal having a smart lunch.

After a bit of caterwauling (and some joking around) the deal is done. Who would have thought?!
