Chad explains why he's willing to go above and beyond for his clientele!

It's important to take extra good care of my clients especially in this rough economy. I always go to the moon and back to make sure that I am doing everything I can for them. In this episode everyone met my client Jack and saw how serious he was about selling his house. At the time I listed Jack's property (around January), there was not that much happening in the real estate market - especially in Malibu. Very few properties were selling, and the few that sold were selling for way under market value to buyers who were taking advantage of desperate sellers. While agents were spending very little money marketing their listings, I stepped it up in a big way. I continued to place magazine cover ads and catered open houses to show my clients how much I believed in their properties and that I was the right agent to sell their home.

I continue to think outside the box in marketing my Ramirez Canyon listing to every agent in Los Angeles and internationally. I feel extremely confident that the right buyer will purchase the property.

The most important element for me in working with Jack is that I am showing him I am not sitting back and waiting for a buyer to appear, but rather seeking new opportunities to find qualified buyers. In this new market I can't stress how important it is to expose all of my listings in a big way!

There are a few things i promised my wife I would write. First is don't let work get in the way of a good relationship, yes work is important but the ones closest to you are more important than showing a house or getting an excellent comission. I'm sure you already know that. Next I know that you are a very good broker out west but the way the economy is here in the south right now do you think you have what it takes to sell huge parcels of land? I know of a ranch right now in NM that is up on the market that is right near 300000 acres, that is needing to be sold. Also there are several pieces of property in AL that would make a very nice comission. Do you have what it takes??? By the way my wife likes you the best.

I would advise you to keep your business a top priority. You are like an athlete at the top of his game. Things change; you will change.
Work your magic & invest your money wisely.
When you're ready to slow down a little, you can slow down in style.
If Victoria's still around, that's great...she's a keeper. If she's gone, there will be many other women very interested in you, & you will not be a lonely old man.
Get real! You're cute, smart, successful, & you lead an interesting life (if it wasn't, we wouldn't watch).
Send Victoria to college. It will resolve most of your problems.

Chad..get real..Victoria will leave you if you don't step it up man..real estate should not be the most important thing in your life, anything could happen...nd where wld u b..alone.

When I saw the first season of the show I couldn't stand you. I thought you were this young, egotistic, spoiled, CA kid. As the seasons have continued you have changed my opinion about you and now I have such a respect and admiration to become as professional and successful as you are. This season, you are completely blowing my mind. Every client you show not only that you are professional but you create a strong, trustworthy, and unique relationship with each one which is what every client is looking for in their agent. With the struggling economy, you have definitely proved that you have the right to be egotistic because as a viewer I can tell you truly know how to do your job the best (or better then the best) listing agent.
I really enjoying watching you on the show because they really focus on your agent skills and not your personal life (as much as the other agents on the show).

Thanks for being a positive role model for people our age.

Also, as for the problems with Victoria... if she doesn't understand and isn't able to handle it during the bad times that she isn't the one for you. Eventually a relationship like that will start to pull you down in more during the bad times rather than help make the best of the situation together.

Chad - don't let peeps tell u to be more centered on personal life, i.e. what's her name?? u r sooooo young u need to focus on being "yourself"! To thine own self be true!!

Chad it is so obvious how much you love Starla, so why are you not aware that she needs to be carried in a proper carrier that allows light and air ventilation- She needs a bag with proper support , and I am sure no dog likes being shut away in a dark small bag even if it is for just a few minutes or hours-

I hope Victoria moves on to someone who can BALANCE life. You may be successful in business but keep up the way you are going and you will die alone. You can be successful in all areas of life. How about ACTUALLY listening to your life coach or stop seeing him and save your money.

your show is soooo fun to watch!!! I have lived in corona del mar myself and have many friends in OC and LA!! just get dogs/cats you love and stay with what u love most - business!! Victoria has her own interests and life also!! u are a handsome couple and seem to suit each other's needs!!

maybe u should consider another pet? know u love Starla (she is soooo cute) maybe try another cute pet to interest Victoria?? a gift for holiday maybe??

CHAD - BABY BOY YOU ARE MILLION DOLLAR LISTING - ANY DIVA'S LISTING WORTH YOUR TIME HAS GOT TO KNOW THAT A HOUSE MUST BE STAGED - AND YOU HAD THE HELL STAGED OUT OF THAT HOUSE, BABY BOY - I LOVE IT -

Chad, how you conduct your business is your business. You are obviously doing well and I completely believe you will continue to do well. However, I will be very blunt and warn you that, if you don't or won't adjust your priorities and put the one you love leaps and bounds (say number 1 or just below God if you believe in God) above your business and your dog, you will not only loose Victoria (who, by the way, doesn't seem to be chasing after your money but truly love you) you will, in time, realize that you have been chasing after nothing else but your own vanity. Then, when you've realized your mistake and want Victoria back, it'd be too late. Most women, more than men, want to be understood and want to feel secure. Having money is always a plus; but, if you fail to provide these basics to Victoria, you best prepare to loose Victoria and you best be prepared for life-long sufferings at relationships with women. Your business is not your woman. Victoria is. If not, it is time to let her go.

Hi Chad -- I totally agree with you regarding work coming first. You are young - you're not married - no kids -- now's the time to kick some you know what and make a name for yourself. Victoria should quit waiting for you to make time for her - she should also be immersed in her own endeavors - at least until you're both on the same page - then who knows.

Chad, although I think you are a great worker....your to much...there is more to life, so don't over do it. (IMO)

The work comes first comment you made to Victoria was about the worst thing you could say to a woman, especially given the circumstances of the weekend (which was supposed to be a romantic getaway to focus on your relationship). Money isn't everything in this world. Money can not buy you true love or the right women. Search inward and decide if Victoria is worth more than the fat commissions you make on real estate. You have to have some balance. You can make plenty of money and keep your women happy by giving her the time she needs. There will always be future real estate deals, but women like Victoria might not wait around forever, and there might not be another one like her.

Perhaps with the slow real estate market, it's time to focus on other things like relationships. The real estate market will pick up again, and you'll be busy and making money hand over fist again, but now is the time for other pursuits.

Any uptick from the federal homebuyers credit? Just kidding. I know your clientele is way beyond that sort of thing.

One word of advice to you - Balance.

You need to not only find that (after all, your life coach is there to enlighten/educate/provide you with the tools to make your life the best it can possibly be), but you also need to FOCUS and APPLY that same wonderfully strong sense of self-discipline that you already do relative to your career and apply it to working on balancing your relationship with lovely Victoria with your career. OR ELSE you will run the risk of losing precious and valuable Victoria and/or your overall health.

Sorry to be dispensing advise so freely, but you are young and a very impressive and bright gent who has the chance to re-evaluate and make adjustments accordingly NOW that will make for a very long and wonderful life for yourself full of both love AND prosperity and overall success.

Chad, I'm afraid you're going to lose Victoria if you don't "shape up" and start spending more time with her! She's gorgeous and she will probably take Starla with her! Wise up - you're still young but your priorities are all screwed up! If you don't put Victoria first, you will end up all alone.

Regarding Starla, she's a fantastic little dog. You should consider being more careful as to how you transport your pet, as a dog lover I'm offended by your chioce of pet carriers.

There is certainly not a question in my mind about your ability to sell premier real estate. But, what are you thinking when it comes to Victoria!!! She’s gorgeous and seems willing to put up with a lot. You have to start appreciating what you have in front of you or you’ll be the old creepy guy at the nursing home who is all alone trying to find enough zip lock bags to put your stuff in…Money can’t buy everything, but a little time with someone special can create a healthy relationship that can last forever! GOOD LUCK!

Chad: I have one of Connecticut's premiere waterfront properties. It is in Westport, a short commute to Manhattan, and is currently owned by a nationally known personality. I think the next owner will come from your neighborhood, perhaps an east coast/west coast commuter. Any interest, let me know.

What is up with that contract regarding Starla's ownership. Just have some type of birth certificate made up. Or, get another long hair Chihuahua so Victoria and you can have a dog apiece.

I understand how much you love your little dog..but when you go and prepare a very nice meal for your girl..and she finds out it is because you want her to sign a paper for split ownwership...you went to far...you could hbe a litttle more tactful and just explain to her how much you love the little dog and would like to share her..you seem to be choosing the dog over the girl...so..you kind of want the best of both worlds..I have 2 cats and a og..and have plent of room in my world for a wife..no need to sign paperwork..good luck!!

Chad, I really admire your talent with your clients, you show a true concern for them and go all out to sell your properties, you take ownership and that is amazing! I can't see why any client would choose another broker over you.

I agree with the other posts however on the personal side, Victoria is NOT for you, she seems to have no personality and actually YAWNED while you were reading your speech, she is rude!

Dude, the girl is not for you can't you see that, you don't laugh or goof around you really need to enjoy yourself, pay attention to your women listen to her and talk to her not at her, please..If I had one of those homes I'd hire you..let me know if you ever need a good decorater..enjoy !!

You are the perfectionist! Most critical of yourself but work like hell at making whatever necessary changes you believe you should. Someday when I have a million $$$ property I'll have you sell it for me. The show is the best. So much to learn both from an agent and client point of view. I'm obsessed and watch the reruns just so I didn't miss anything. I'm an agent in Ct. and can't wait to get out there. We starve here in the winter.
I know how determined you are with you career but take time out to enjoy the rest of your life or you'll end up with regrets.
Either that or explain to your lady she needs to be more understanding. You were soooo cute with the test of the starla contract. At least you know how to test love. I don't believe she should be upset you're realistic. I think you're too intelligent to allow anyone to take advantage of you don't ever change. LOVE the hairdo! So many men don't pay attention to good grooming lucky you.
