I'd Rather Have Half of Something Fabulous

Chris explains why he wanted to help Sam, and why it's worth it to co-list every onec in a while.

While I love Miami I am also trying to make a name for myself all the way up the coast to Palm Beach, where I also have a home. I drive from Miami to Palm Beach several times a week, so it makes sense to have listings along the way and become involved in the real estate I pass by so often. I don't want to be known just as a Miami agent -- but as a force to be reckoned with in all of South Florida. So many of my clients from NYC want to see all their options in South Florida so I need to have my hands in all of it.

Of course, I'm selective in what I take on and am only interested in the best and the extremely unique properties. I heard through the grapevine that the penthouse at 1000 Ocean was coming on the market and I wanted it. The problem is that I heard my friend Senada was listing it. Even though I prefer to have it all to myself, a co-listing is sometimes a great scenario because you share the work -- and I always say I'd rather have half of something fabulous than nothing at all. I have to go to great lengths to persuade Senada to agree to co-list the property with me because being the queen of Boca why would she need me?

Palm Beach Polo is Senada a favorite pastime so what better way to convince her than getting VIP passes to the Veuve Clicquot lounge where champagne is endless.

She says value and Senada agrees. That's just the beginning -- now it's time to get the listing secured and to find a buyer.

I know that working out is important, but I hate it. So I have found some really fun ways to work out without feeling like I'm working out. My favorite is Kangooing. You wear these boots, which feel like ski boots, and you jump up and down and run around. It is an incredible workout and really keeps you in shape. Tightens the fanny and everything else!

Sam wanted to meet to get some advice. Unfortunately I am so crazed with my own business and life, I don't always have time to sit and hear people's issues. So I thought I would kill two birds with one stone, invite Sam to Kangoo! Like the boots, all her body parts were bouncing up and down. You know what, will just leave it at that.

I think Sam knows I have the experience, and I truly believe she respects and appreciates my opinion. The problem is the girl doesn't listen so I'm not sure if she is taking in my sage advice.

At the end of the episode, Sam withdraws after attempting to reduce. She handled it like a lady and a professional. I have a small smirk, because I realize that even though she was talking over me she definitely took my advice.

Enough about Sam. I need focus on selling this penthouse and continue my record breaking sale track record!
