The Southern Charm bachelor made a risky purchase.

Shep Rose is always on the hunt for something to invest in — whether it be a beach bungalow, a dive bar, or even a line of hats and shirts bearing his own name. So, when Southern Charm’s resident bachelor came across a 3.5-acre parcel of land on James Island in South Carolina not far from downtown Charleston, he was all in. “When I first walked it, I was like, ‘If this is for sale, and it’s a reasonable price, I’m gonna get it.'"

Not surprisingly, he turned to his real estate-expert bestie Cameran Eubanks for her opinion… albeit after he was already under contract the land. And let’s just say, she had some thoughts. “I would NEVER invest in this land,” Cameran said. “All I see is money going down the toilet. Money pit!”

Some 2.5 acres of the property is actually buildable, so the question is, what is Shep going to do with the land? Will he be building a sprawling home for himself or become a condo developer for others? Only time will tell what his latest venture will turn out to be!
