Ariana Madix Breaks Down Sandoval's "Bullsh-t" House Offer: "He's Making Up Dollar Amounts"
Ariana explains why she didn't respond to Tom Sandoval's "very informal" letter regarding the future of their shared house.
On Season 11, Episode 8 of Vanderpump Rules, Tom Sandoval stated, "The ball is in [Ariana Madix's] court" when it comes to selling their shared Valley Village house. Although he didn't elaborate much, he explained exactly what that meant in Episode 9, when he detailed his plan to buy Ariana out of the house.

"About two months ago, I had my lawyers draft a letter of intent to buy Ariana out of the house for top market value," Tom explained in an interview during the episode, which aired on March 26. "It's made very, very clear to her that she will get a check for the entire amount and be able to walk away free and clear. And I haven't heard anything back."
Later in the episode, Tom decided to approach Ariana about the subject when the two were at the same event. "Ariana, I don't want to bother you but I just want to make sure that you got the email that I sent earlier, like a month ago."
When Ariana responded, "My lawyer has it," Tom said, "I know we want to get things going, get things moving. If you could have him respond so we can start working on stuff, you know?"

Ariana Madix reacts to Tom Sandoval's letter of intent to buy their house
"I don't communicate with Tom Sandoval. Him emailing me personally is not an appropriate means of settling the house dispute," Ariana said in the clip. "My lawyer is who will be communicating with Tom Sandoval. So regardless of how a response happens, it will never be coming from my personal email."
"Did he even think for one second that maybe his offer was bullsh-t and there wasn't gonna be a response until there was a counter offer that was legitimate?" she continued, explaining, "He sent a letter of intent. it was not a formal offer letter."
Noting the letter was "very oddly written" and "very informal," Ariana added that because "there's no appraisal done," she felt Tom was "making up dollar amounts" for the value of the house.
In Tom's email, Ariana shared, "There's like a mention of how he'll generously and graciously allow me to stay in the house until I find a new place to live. But then, of course, also there's no mention of anything about the furniture, the other things that are in the home."
As Vanderpump Rules viewers will remember, it took Ariana and Tom some time to decorate the home, and they invested in many gorgeous pieces. With that in mind, Ariana explained, "A really important part of the home is the nearly $100,000 in furniture that was purchased for said home. And if that's just not mentioned in there, it's like, so what exactly am I agreeing to here if I accept this offer?"

Tom noted in the video above that he and Ariana are "working on it" and "trying to come to a solution."
"I don't want to have to deal with getting in the market and moving and taking all that time," he explained. "I mean, I've been making all the payments for... nine, ten months now."
"I think somebody should [keep the house]," he said. "I use it. I will use it." In addition to Tom wanting to build a bar in the home and have his band play there, James Kennedy revealed that Tom also wants to raise his future children there.
"He told me how he wants to bring his kids up in that backyard," James explained in the clip. "He said, 'I can see my kids running up and down those stairs.'"
